Besides working with open-ended and closed-ended funds, whether our own in-house investment management company or collaborating with a service investment management company, we also work with the direct holdings of our investors or via private placements.

Transparent and made to measure: based upon your individual requirements, we will use our extensive experience, specialist expertise and vast network to find the ideal solution. We will develop a customised investment and portfolio strategy and take care of implementation. With regular buy/hold/sell analyses, we ensure balanced portfolio management at all times. All of this is done in close and constant collaboration with our investors.
Future-proof and sustainable: we find appealing properties on attractive conditions with value-add potential while always keeping the long-term investment horizon in focus. Besides acquiring existing properties, HT Group can also make early investments in development projects that are not yet ‘fund ready’, e.g., because there are still no development rights in place. This investment strategy creates a seed portfolio for our institutional investors. We also invest in development projects and deliver refurbishments.
Our asset management team accompanies and takes responsibility for all phases of value creation on properties and real estate portfolios. They are responsible for the successful handling of projects, maintaining contacts and networks and performing administration. Accordingly, they have a crucial and central role in portfolio management. We interpret and implement this role highly proactively, analysing the market continuously to identify developments at an early stage and securing value-add potential for our clients. Our experienced team will take care of lettings management, property and facility management and much more. With this holistic approach, we ensure consistently high occupancy rates at market rents and generate stable cash flows. This is how we sustainably increase the value of the properties under our management.
We have ideas, visions and the know-how to create special properties for living and working. In the LEIQ, for example, we are collaborating with our partner Lupp to create the first signature project from the HT Group: an office complex providing a lettable area of approximately 27,000 m2 in Offenbach’s Kaiserlei district. The building not only sets itself apart with its modern design and innovative building technology, it is also one of the first completely CO2-neutral office buildings in Germany.
Further development projects in Germany and Austria will follow in the near future. These will always be well-conceived and unique: quality before quantity.
The BaFin regulatory approval of our subsidiary HT Kapitalverwaltungsgesellschaft in 2013 was a key milestone for the company. The full integration of the investment management company into all business processes enables us to optimally represent the interests of our investors and to continuously monitor yield prospects and risk assessments. There could be no greater security for our investors.
